Mortgage Rates Hit 7.28%: What It Means for Joplin Buyers and Sellers
Mortgage rates hit 7.28%. OGAR MLS August stats: 291 sold, median $226,500 (+8.4%), 3.66 months inventory—plus what it means for Joplin buyers and sellers.

Mortgage rates took a big jump last week. Freddie Mac's weekly survey put the average 30-year fixed rate at 7.28% as of Oct. 1. That's up from 7.03% the week before and 6.34% a year ago. Realtor.com called it the largest one-week increase since October 2022.
A number like that can make people freeze. Here in Joplin, Carthage, Webb City and Neosho, though, the local closed-sale numbers tell a fuller story. Here's what the latest OGAR MLS report shows—and what I'd do about it.
What OGAR's August Numbers Say
These figures come from the Ozark Gateway Association of REALTORS® (OGAR) MLS — August 2026 residential market stats. Sold prices, days on market and absorption—not just what's listed today.
- Sales cooled a bit. 291 homes sold in August 2026, down from 328 in August 2025.
- Prices kept climbing. Median sale price: $226,500 (+8.4% year over year). Average sale price: $256,585 (+11.4%). Year-to-date median: $214,000 (+7%).
- Inventory is workable. Active plus pending listings: 1,242. Absorption / months of inventory: 3.66 (vs 3.75 a year ago). YTD absorption: 3.59 (vs 3.39).
- Homes take longer. Average days on market: 81 (was 73). Median DOM: 63 (was 56).
- List vs. sold gap. Median list: $250,000. Average list: $340,696. Asking and getting are not the same thing.
- How deals got financed in August. Conventional 113, FHA 56, VA 18, Cash 59, Lease-purchase 35, RD 6, Other 4.
For statewide context only (Missouri REALTORS®, August 2026, as of 9/28/2026): 6,720 closed sales (−5.4% YoY), median $299,900 (+7.1%), average DOM 42, and 16,170 active listings. Our OGAR median sale price sits well under the state figure—one reason Southwest Missouri still looks reachable to a lot of buyers.
Fewer closings, higher prices, and slightly longer marketing times. That's a market where preparation and pricing matter more than hoping rates alone fix everything.
Right Now on the MLS (Oct. 5 Snapshot)
The closed stats above are August. For a quick "what's available today" pulse from active residential OGAR MLS listings as of Oct. 5, 2026 (houses and similar—not vacant land):
- Joplin: 283 active, median list about $238,500
- Five-city area (Joplin, Carthage, Webb City, Carl Junction, Neosho): 536 active, median list about $268,000, with 170 pending (including 87 in Joplin)
Treat that as a live inventory check. Prefer the OGAR MLS closed-sale numbers for sold prices, DOM, sales volume and absorption.
What Higher Rates Really Cost You
Realtor.com's economists figure the 62-basis-point rise in mortgage rates since early September works out to about $19,000 less house on a $2,000-a-month principal-and-interest budget. Around here, that can mean a three-bedroom with a garage or one without.
Good news in the same research: even in one week, borrowers' rates can differ by nearly a full percentage point depending on credit, down payment and lender. You have some control over that gap.
If You're Buying
- Refresh your pre-approval if it's more than a few weeks old. Your buying power changed even if your income didn't.
- Get quotes from at least two or three lenders, including a local bank or credit union.
- Budget around a range of rates—roughly three-quarters of a point above and below today's.
- Use the slower pace. Longer DOM and a 3.66-month absorption rate often mean more room to negotiate on repairs, closing costs or a rate buydown.
If You're Selling
- Price it right the first time. Buyers watch the monthly payment. Overpriced listings sit, and sitting gets noticed.
- Expect a gap. With median list at $250,000 and median sale at $226,500 in August, wishful pricing doesn't help.
- Consider concessions. Help with closing costs or a rate buydown can mean more to a buyer than the same dollars off the price.
- Handle the small stuff before you list. Fresh paint, a neat yard and a pre-listing inspection clear objections early.
If You're Staying Put
- If you locked a lower rate, you're in a good spot. Keep up maintenance and protect the equity you've built. You don't have to chase every headline.
The Local Story Behind the Numbers
Southwest Missouri still has reasons people will need homes here:
- New jobs in Carthage. Schreiber Foods confirmed last month a $267.5 million cheese manufacturing investment in Carthage, creating 100 jobs (Joplin Globe). New jobs bring new households.
- Prospect Village is moving forward in Joplin. Roughly 80 acres at the former International Paper site near 20th and Range Line. KZRG reports plans for about 375 apartments, a hotel, restaurants, retail and a sports complex (sports complex construction not expected until 2027).
- Affordability is tight for renters. KSNF/KODE reported about 48% of renters paying more than 30% of income toward rent (Economic Security Corporation). Jasper County's housing agency has more than 1,000 households on the Section 8 waiting list and has closed the list.
If you're renting with steady income, compare a mortgage on a modest local home to your rent. With OGAR's August median sale at $226,500, the numbers are sometimes closer than you'd expect.
My Take
Rates grab the headlines, but they aren't everything. OGAR's August report shows fewer sales than last year, rising prices, and a market that still absorbs inventory in under four months. Sellers need to price for today's buyer. Buyers need to know what they can afford before they fall in love with a house.
